Do you as a surveyor and in the process of making a map always include what flood zone the property is in?

We (almost) always put what zone the property is in per the flood maps.

I'll show the a and v zones, but i don't usually indicate b zones. I think that if you're doing a topo it's incumbent to show flood zone impacts!

We have to put the flood zone information on our plats because it is required data by the county and city planning departments.

I usually don't because we have new maps pending and structures that were in a C or B zone at the time of construction will now be in an A zone. In some areas the A zones are changing to a new BFE.

When it is required I mention the zone along with the map number and state the flood zone and BFE has to be verified with the FPA.

Only when so directed by the client. Otherwise, we are merely delineating property boundaries, not the utility of what lies within.

Only if either requested by the client or required by a reviewing agency. And I'm a CFM. But a Boundary Survey has it's own standard in Illinois and does not include Flood Mapping requirements. I'm happy to provide it for if requested, and I'll probably charge a little extra for it, but I'm not going to assume the additional liability just for the fun of it.

Yes, always. If the property is in more than one zone, I'll usually scale the flood zone line onto the drawing, with an accuracy disclaimer type note.
