I recall, from a number of years ago, reading that a use that has been enjoyed for a certain number of years (7) becomes a lawful preexisting use. Or was that a dimensional violation becomes virtually "legal' after 7 years?
I cannot find it in the MA zoning code, yet, That's MA General Law Chapter 40A.
Am I delusional?
