Title it... "A survey could have prevented this. Don't be a cheap bastard. Hire a quality surveyor and get the answers before you close escrow or add improvements. The only one that profits when a survey is not a part of the project is the attorney.
I must admit though, whoever built that concrete screen wall knew how to swing a 90. It's within 41 seconds of 90° at the wall intersection.
