Thank you for posting that link to the FEMA grandfathering rules, I've been able to help a lot of people with that information. It seems the Insurance agents don't know or don't what to give that information to their clients.
I talked with a fellow just this past week that was getting harassed by his mortgage company.
They were not letting him pay his mortgage and were giving him a quote of, nearly, $6000/yr for flood insurance.
After a bunch of back and forth I helped him get his quote down to $310/yr and it felt damn good.
Yes, I lost out on a flood certificate, but I feel confident that this seed will grow into future work, besides, it feels good helping someone out and doing the right thing.

You're welcome. We went through the same thing first in 2003, when a nearby county was the first in the area to do a major revision to the FEMA maps, and switched the datum to NAVD88. It took about 2 or 3 years, but I think the insurance agents in this area now understand what happened, and I rarely see a problem anymore. But those docs came in handy many times. Now, I occassional get requests to show the NGVD elevations in the comments sections so they can confirm the structure was built to the maps effective at the time.
