How many of you would price a survey, get beat out by another surveyor, and then send him a copy of that survey when asked?

Tommy, it would depend on the other surveyor.?ÿ I know lots that I would because I know that they would price a job appropriately, not as a "low ball".?ÿ There have only been a very few surveyors that I would not share information with, and that's usually because they didn't share with me.?ÿ Some I never called because I'd rather have NO survey than one they did (and I use the term survey VERY loosely).

I have to admit I do not miss those days. The conversations could get very awkward. It was really bad when a deed called for a Survey by a certain person or firm. Some guys really tried to work you over. It was always a relief when certain names popped up. You knew you were getting the survey for the cost of a good coffee or lunch with good conversation to boot.?ÿ

I was asked to provide a metes and bounds to a Title Company from 2013 because their faxed copy only contained the description and not the signature and seal.

Somehow that was good enough for them in 2013 for an exchange of properties to resolve a boundary.

Now a third party owns the property and want to refinance and expected I comply "quickly".

Since I am the only person in the office and providing 3 signed and sealed originals takes time away from other work I gave them a fee and ask that someone come and pick them up at their convience.

The reply was the price was right and that no one will be picking them up.

OK, now there will be another hour charged for the hour long round trip with mileage on top of my fee.

It has been a week and I have not had an opportunity to go in that direction, oh well.

A 2013 legal? Has anything changed the lines you are describing? Utility easements, etc,??ÿQuick check at the Courthouse? They will not accept a 2013 plat because it is "out of date" per ALTA/NSPS standards, what makes the legal any different?

Cold day in Hell before I would do this. They are dumping a butt load of potential liability on you.

Title company is required by their underwriters and the State of Texas to have certified copies of surveys they base their policies on in their files.

They will use those copies until some bank or other agency or new buyer demands a new survey.

I believe they are wanting to cover their assess..............
