I like this guy. Seems a very astute surveyor with good common sense, which ironically doesn't seem so common anymore.

Very Good Advice.
I think also that maybe the lady writing the letter, and asking the questions, should ask for an updated survey of her place, and she should have a candid discussion with her attorney, concerning building setbacks, and lot sizes, and what the reduction in her lot size could do the the value, and marketability of her land.
