Nobody's got that kind of money, well, if they do they certainly wouldn't risk it all in one insurance company. It's called other peoples money. Haven't you learned anything these past few years:)

The MS Association of Prof. Surveyors had their yearly conference just last week. Major contributor to the new ALTA/ACSM specs Mr. Gary Kent was the speaker. According to Mr. Kent, the "express map" was a budget alternative to a full blown ALTA/ACSM survey---HOWEVER---they are currently not requesting as many of the "express map" services as the full blown ALTA/ACSM survey is now the budget alternative to the "express map". I kid you not and that is a sad sad situation we are in.

Do you think your going to just waltz into Lloyds (or any other insurance underwriter) and tell them you're going to start insuring property titles and they're gonna open up their checkbook?

Might be "sad" but it was pretty predictable.
Every new version of the ALTA/ACSM Land Title Survey Minimum Standards has been more specific about the deliverable. At the same time, even though they are "minimum" standards, surveyors have become more reluctant to deliver anything beyond what is expressly outlined in the standards out of fear (real or imagined) of increasing their liability.
Once you have an interchangeable standardized product the only way for a firm to differentiate themselves is by price.

Mike Thomson is a great guy and they are providing an excellent service for British Columbia. You can read Michael Binge's article Surveying GIS: Recording land surveys Canadian style. Mike asked me to go with him when he interviewed them and I jumped at the chance.

If you knew Gary Kent's real background, the majority of surveys
put out by his employer, Schneider Engineering, are drive-by inspections.
It would be nice if he had some real standards and stop running around
the country talking about high-class ALTA surveys and get rid of drive-by
surveys in Indiana.
