I'll leave the waltzing to you. In fact, you can have the whole waltzing division of "SURVEYOR" Title if you really want it. By your criticism you seemed at the ready to fire off some real $$$ figures. Again, I ask you to offer up your figures on bankrolling a title agency. I do believe Lloyd's will insure just about anyone or thing. It seemed like a reasonable place to start shopping for an underwriter. How about Stewart, Chicago, Ticor, Fidelity, Fund, etc... ?

I know of one survey which will cost them a bundle. Their "preferred partner" performed an ALTA survey which is off 9 feet vertically and 5 feet horizontally, and that is after nine (9) revisions. They certainly didn't use the benchmark shown on the survey because it is off by 135 feet. They certified to monuments but did not find or set any (all of them exist, under the pavement). They didn't find the section corner, which is an obvious brass cap in the middle of the intersection. They said they found the quarter corner, as a fence post, except the quarter corner is in the middle of a busy street so that isn't likely. Third worse survey I've ever seen (the other two were outright fraudulent).
