All of my contracts for work that needs a title report specify a recent, preferably updatable title report, together with READABLE copies of all documents listed in the exceptions.

A couple of the title companies I deal with now send out electronic versions complete with all the documents in hyperlink format. They are wonderful to work with!

I guess then - I don't need copies of the high pressure gas line easement that is referenced as Title Exection #8 or the Road Way dedication as noted in Title Exception #11

yeah...if it's an ALTA, He/she/it is required to give you documentation. why would a title agent NOT want you to review and plot all B-2 exceptions that affect the property?

exception copy?

Call my stupid, but I don't know what that exactly would include. Especially considering that most title policies in the past 20 yrs are nothing but exceptions.

So are they going to copy the old exceptions from Schedule B, and create new exceptions in Schedule C, but with slightly different verbage?

The poor client. Will they ever get protected from this legalese idiosity? Or just pay more money for things they don't have a clue about? Likely both...:-(
