I need to describe the top portion of a T shaped piece of property, as an exception; basically cutting off the top. Neither portion will be rectangular; the bottom line of the bottom part is skewed and the top line of the top part is a railroad Right-of-Way with a curve and tangent, not parallel with anything.
All I need to do is draw a line across the top of the bottom part; and I think I'm making it more complicated than it has to be.
Has anyone had to do something like this? I can't say I've ever had to deal with anything like this before...

Isn't any such division, even if nice and neat, going to take a detailed distance and bearing description? At simplest, the details might be given for the part being transferred and "excepting the portion of the original lot northerly of this description.

No, it's for a boundary line adjustment. My client owns the property to one side of the top of the T, and he wants to move the common line with his neighbor so that he gets the top part of the T.?ÿ

Yes, a number of times dividing re-survey Tracts. Corner #s were used to control the description.
