Here on the Cape we deal with concrete bonds with drill holes, for the most part, in the middle of the bound. Yeah, we call them 'bounds' as they "bound" the property. Some may call them monuments.
In doing the research for a boundary project I came across this deed.
I assumed that some lawyer had misunderstood the directions as points on the bounds, such as "blah blah to the northeast corner at a concrete bound" become the north east corner of the bound...
But, when I started recovering the monuments they were 5"x5" concrete obiunds WITHOUT drill holes!
Obviously I know what to hold on the bounds! 🙂
Oh, and there isn't a record of a survey on this property, at least not with the registry of deeds.
My problem isn't with this property but our direct easterly abutter. They're claiming a triangle about 200' long and 15' at the rear...but we have senior rights 🙂 and I'm holding the northeast corner of the bond 🙂
Are they set so the bound corner is on the property line, with the intent to have entire monument within the property? I recall something like that in Mumford's text. Just curious.

That would've been my guess. The only time I've seen that is on right-of-way plans though. There's a first time for everything.
First time I've run into this with the exception of highway monuments.
It appears from the deed that the bonds were all on the abutting property (Copeland), NOT the property described.
"Being the same premises conveyed to me by ...."
Grantee wrote this description. Perhaps he surveyed it too.
of Course he did.... the original conveyors were mariners and knew how to measure...
and of course that's his corner HE SET IT THERE!

Concrete Bounds (Monuments) Inside Lines
I have surveyed some telephone company lots where the monuments are set inside the corners. The lots were small enough that a tape confirmed the intent prior to shooting with an instrument.
To be absolutely correct those monuments are bounds to the neighbors not to the PQ which they are a part of.

That's the way we set corner stones on cemetery plots so they lay enturely within the subject plot.
