I have 2 copies of the 1962 E&P. One is the first printing, the other is the 9th printing.

Both are in VG condition
But the 1st printing has a much tighter binding.
Anyone interested, make me a fair offer. No dust jackets.

At the University of Arkansas in the early 80s, both BC&LP and E&P were required texts in the Land Surveying program.

I still have the BC&LP (2nd)
that I used. I paid $24 for a used copy at an off campus textbook store.
Many years later the original E&P book that I used grew legs at my office one day. I had a suspect but no proof. Anyway, I replaced it with the 2 copies mentioned above

I have the 2nd edition of E&P dated 1981, don't know what printing. I do know that when I got it (probably right around 1981) I found so many typos that I cataloged them and mailed the hand-written list to the publisher. I don't recall how many pages I compiled, but it was at least 3. I was pretty disgusted, because they were so frequent that it made reading the darn thing really annoying.

The Title Company can produce what I call a "chain of title" that contains all the deeds associated with a parent tract. It will consist of a copy of their card files that are usually in their shorthand cryptic version of what the deeds contain with the key information of Grantor, Grantee, property description and date of filing.

This is not something they include with their Title Commitment and probably only goes out to the Surveyors that ask for a copy.

Funny, I asked for COT on several projects in the past few weeks, one TO provided the last recorded vesting deeds, the other asked how far ya need me to go back....Gee lets try going back to the first deed that doesn't describe the parcel description we are looking at.

That used to be known in the title industry as a Litigation Guarantee.

A week ago Sunday I scored a copy of BC&LP, 1st Edition, 3rd printing (January 1964) on Alibris.com for $22, plus shipping. It just arrived, complete with dust jacket. Very nice.

What you're describing sounds like an abstract of title from sovereignty. It was not uncommon once upon a time to pay an abstract company to produce one and then rely upon an attorney's opinion as to matters within it. Those days are long gone in that you won't be able to find any attorney in Texas willing to give a title opinion and very few companies capable of even preparing a decent abstract.

What replaced all that was the actuarial model of land title insurance that minimized risk by assuming that some much shorter chain of title would be adequate for most cases. So you have title agents writing policies based upon what a surveyor would consider to be inadequate research and even deleting the survey exceptions from coverage. It's becoming rare to find a title agent with much more than a front office. They may have a back office plant in either tract book or index card format, but that has become more of a curiosity unless research of mineral ownership is the subject.

Jeff Mays, the last attorney that I know of that was offering title opinions till the day he past away 2wks ago at the age of 64.
I do not believe that he ever appeared in court as an attorney to defend or prosecute anyone.
He specialized in property law and estates.
30+ years ago we served together as acolytes for our church.

This is a pic of an Abstract of Title and the 1st page as prepared in 1955.


The first time I surveyed this property I was working for Ralph Daniels of Linden and two 70+yr old women that had attended the church for their entire lives did not agree which Headright the church was located and ask for a survey to prove the location at a cost of $2,800 in 1974 money.

I have two copies of this book. One is the first printing in 1957, and the second one is the second printing, 1962. I also have 2 copies of Evidence and Procedures from 1962. Abebooks and Albris are excellent resources for older texts.

I read Browns 4th edition of both books cover to cover in College about 16 years ago, Wattles cover to cover as well but since then I tend to just go back in for some highlighted areas. I have a skelton that I have been glossing through for the past 5 years but never have I found the time to dig deep. Same goes for my nice new PINCUSHION Effect from Lucas that I keep telling myself I need to dive into.:(:confused:

"PINCUSHION Effect" - best survey book I ever read...
