Anyone with Kansas Surveyor Knowledge Need Help

Here's the deal. Being Scammed by this dude who says he owns 400+ Ac in Kansas. He owes me money. I am trying to find out if the land thing is bs. Can it be determined from the legal desc. how much land there is, in ACRES?????
He is the Legal Desc. from the Assessor.

SEC 15 TWP 29 RNG 25
TRCT DESC: N 198' SW1/4 SE1/4, LESS MIN.

Someone correct me, but the north 198 feet of the Southwest Quarter of the Southeast Quarter calculates to 6 acres more or less, assuming your square mile actually contains a square mile. Good luck.

6 acres in a regular section; I agree. 198 X 1320 =261,360ft². ÷ 43,560 = 6 acres. I don't know what "less Min." means. Maybe that gets it down to 4 acres. I don't know where hissyfit got his description, but I am guessing it is an abbreviated description and the actual recorded deed would help.

Would strongly encourage spending the dollars upfront to be sure you are actually getting what you think you are getting. The number of acres will be close, but, the true boundary lines may not be where you think they are. This is especially true based on the cropland shown in Google Earth that appears to be all one field conjoined with a neighbor's farm. Also, make sure the road shown is truly a county road and properly maintained.

It could be that he has 400 acres and the described parcel is just one six-acre tract of the many that he owns that total up to 400.
