call from realtor: "My client is building a house at-exclusuve subdivision-and needs a surveyor to show them where their property corners are."

"Ok, did one eariler in the same area (issues with that one, neighbors built driveway and landscaped on clients lot) and it cost $xxx."

"What! They just want someone to show them where their corners are."

"Well, I've got to find them and be sure they are the correct ones and replace missing ones, the last survey in that subdivision cost $xxx."

"But they dont want a survey, it's already been surveyed (20 years ago now) they just need someone to show them their pins, that shouldn't cost much more than $xx."

"I cant make the job file and walk out the door for that. If they want to get realistic, then id be glad to work it in, but im not in business to lose money."

Really? Building a million plus dollar house in an exclusive subdivision and a few hundred dollars is too much to spend? They will spend that on floor tile for the entryway. And why is a realtor calling me anyway, i never get calls from one of them about this kind of a job.

Probably because the realtor showed them (incorrectly) where the corners were when they bought the lot and now that the bulldozer showed up and started pushing the driveway, the neighbors told them they were wrong. They called the realtor about it and now the realtor has called you. At least that's the way it works around here. More than likely, it is the realtor who is going to have to pay you to go out and find the corners and they are trying to get out as lightly as possible.

Inevitably, when I look up the property info., it's a $500,000-$1,000,000 house :rollseyes:

Luckily around here for the most part, the stupid realtors have been culled out over the last 5 years due to the downturn.

But there are still plenty of them left.

Many stories I could tell.

One comes to mind, a local real estate company that is a waterfront "expert" got sued and lost $150,000 due to the agent trying to save the client $1000 on a survey.

The agent now bags grocery's at the local store. True Story.

It makes no sense.

And when they ask for a reduced fee, I tell them I'll reduce my fee by the same percentage they are reducing their fee.

Next time that happens, ask them if the appraiser, home inspector, termite company, title company, closing attorney, and any others involved in the transaction were willing to "help out" the purchasers. Also whether or not the real estate agents reduce their fees? If they answered none,;-) remind them of the golden rule.

Moe, maybe the realtor is actually inserting his interpretation of what his/her clients want into the conversation. I would ask, "Do you want me to locate the true boundary corners or not? I can always go out there and uncover pins."

"No they want the actual and real corners."

"So you want me to go on record as to the location of their corners?"

"Yes"

"According to the laws of this state, that means I must perform a boundary survey."

"No, just find the corners of the lot."

"According to the laws of this state, that means I must perform a boundary survey."

Repeat as necessary......

Regarding the "it was surveyed 20 years ago" remark, ask him if he's going to guarantee something someone else said 20 years ago.
