ALTA Item 22

Lenders council asking us to add item 22 in the certificate.
(The filled in 22 in their request, stating that they wanted tax lot numbers for the property and the adjoining properties).

Do you add 22 in the certificate?

As per Gary Kent last week at the KAPS conference, no. The proper number for that request would be 21a, 21b, etc. Any additional items negotiated would simple be the number 21, with an a, b, c, added for each item.

Yep, 22 was MISC for the 2011 standards. 21 is for current 2016 standards and yes I would have no problem stating 22 in cert and a survey note explaining optional item 22 Is for the inclusion of tax lot numbers for the property and the adjoining properties as per the ________ county Assessors records at the time of this survey..... or something of that nature as it is spelled out in your contract with the client.

This very question came up last Friday during Gary's seminar on ALTA/NSPS surveys. He advised us to use the items as I outlined above because there is NOT an item 22 in the current, approved 2016 Table A. Just passing along what he said last week.

Thanks guys...
Another one that came up a while back that I got asked... If they check Table A number 20. Do you put 20 in the Certificate on the map? I could have swore that I ready somewhere that it could be left out of the certificate. I would think it should be in there. Any thoughts on this?

The ALTA minimum requirements mentions this in Section 6 D ii (g). I would use 21(a), 21(b)... with explanation of each.

Jimmy, I was in complete agreement with you, I just mistyped 22 for 21 on the last two references too it in my prev post.. I keep the ALTA regs no more than an arm length away. Cheers

No big deal, Gary stressed, in my opinion, that the standards help protect us as surveyors. I'd hate to see ANY surveyor get caught up in a technicality by some party trying to shift any more liability to our profession than we already assume when we sign a survey.

You would put item 20 in the cert, but you do not specify the amount of coverage you have, that is not necessary .
