This angers me, but I don't know what to say without sounding like an a-hole. So many of us work for our entire career building our professional reputation, doing good work. Then some joker like "nova" comes into the picture and purports to provide the same level of professionalism as the test of us.

I did. Quite interesting.

I don't know where he was looking to buy, but when my wife and I were looking she found a realtor to "Represent" us. We actually found an honest one. She told us up front that by law she had to represent the seller and not the buyer even though she wasn't the listing agent/broker. She got paid by the seller by split commission. She was still able to be very helpful to us and honor her obligations. B-)

Now the title company was a whole nuther story.:excruciating:

Am I missing something here? I just tried to find the Virginia Minimum Standards of Practice and was only finding new rules for topographic surveys. I couldn't find anything on Boundary or any other type of survey, minimum closure requirements or anything else. I have never heard of a "house location survey", but to read what the journalist describes of what a "house location survey" shows, it is a full boundary or property survey, which should be governed by some established minimum standards.

Jeeeeezus... Those plats so does not meet minimum code standards.

No flood zone note
No current source of title.
No current title holder.
No Tax Map / PID numbers.
No addresses of the dwelling.
(I see the show the County they are in, but I have no idea what community)
If it's in the county, street names are not enough. It should have route numbers also.

Those are just awful, awful, awful... The application of your seal says that your plat is up to the minimum code standards. These are obviously not.

I don't want to say thaaaaaaaaaaaat.... The fellow has been licensed 12/23/11... [sarcasm]so he's got a good 8 months under his belt before that first one was signed.[/sarcasm] OHHHHH.... and by the way, I noticed that ALL the seals are the exact same seal and signature, and the date is added electronically. This is simply a plat mill. I'd say that the guy just didn't spend a lot of time learning the proper way to produce a plat.

Do they actually construct public sidewalks INSIDE the parcel boundary. What a liability that creates, VA lawyers must be the wealthiest in the nation. B-)

This "Plat" was referenced in a deed the other day. I about threw up when I saw who produced it. You will never guess who did the plat. I couldn't believe it.

I noticed that also. That must be unique to Northern VA.... lotsa lawyers up there to keep busy.

Since it is such a large GOVERNING entity I have pulled what could possibly be determined as 'slander' or something else similar to it. But suffice it to say that the people who make the rules ought to abide by them also.
