How do I "wipeout" the hatching immediately around this building dimension text?

Or, is there a better method all together than what I am doing?
I am just highlighting the existing building on site with this cross hatching method I learned about 7 years ago. My gut tells me there is a better way. I have tried to do the grey solid shading, but my experience is that while it may look good on the initial pdf, results may vary on other's printers, etc...
If you include the text in your selection set for the hatching, the hatch will go around the text.
Explode the hatch and erase the overlapping hatch.

You can also convert it to Multi-Text, if it isn't already (use the TXT2MTXT command) then go into properties and check on the Background Mask command. I'm not sure which version they introduced that command, maybe 2012 or 2013, but I use it a lot. The background can be set to match the background color, or to a specific color.

Another option in Carlson can be employed via the Draw -- Text -- Text Mask command. With this option, you wouldn't have to re-do the hatch.

yeah, nothing like using a sledge hammer on a watch! 😉 then later when you want to change the hatch it's a real pain!

Plot the survey
Use whiteout to cover the hatch
Hand letter the dimensions back in
