Legal Descriptio?ns from Parcels: Setting the POB and Direction
I can make a Parcel, but am having trouble getting the legal description report to start where I want it to, and go around the parcel in the proper direction.
Now, I can get the desired closure report by highlighting the Parcel Label, rt-clickingParcel Properties and then telling it to process the segment order the I want, and I can pick a POB. (I end out by picking "Apply" and "OK")
But these settings do not seem to be known to the General_Legal_Descriptions_for_Parcels" report. It keeps describing the parcel seemingly unaware of the changes to the Parcel that I thought I just made. (the Parcel map Check Report does not reflect the changes, either.)
Any ideas on how to get the Description writer to describe it with POB I want and the right direction?
Thanks,
Steve (using Win7, C3D 2010, no SP)
No idea Steve, if you want to simplify your life you can try what I do;

Thanks Robert,
Wish we could get that.
I'm able to get by for now, as I have a good programmable text editor. I take the backwards legal, and I can "flip" the order of the lines of the courses. Then I pick a button I made and it reverses all the directions.
Thanks,
Steve
I've never used one of those description writing programs. How many courses does a description have to have before it is a real time-saver? Or is it the avoidance of typos that is more important? I must admit I left a distance out of a description a few months ago and it was a real hassle to re-record all the documents that were spawned by that error.
If your procedure is correct i.e. start with a parcel you should never have a missed or reversed call or a typo or incorrect acreage/sq. ft. call. It is worth it just in the reduction of mistakes but it will also save time on any size tract. I like it most when writing a description with a lot of curves.
I use the Carlson feature occasionally.
It's handy when you have an extended list, say around a pond, creek or trail.

I finally stumbled upon the way to change the direction of a parcel description. Previously the prgm would only write the desc in a clockwise direction, but I finally found the setting that will make it go counter clockwise.
Toolspace/Settings tab/rt-click on dwg name at top/Edit LandXML Settings/Export tab/Parcel Export Settings.
Course I found this within an hour after finishing the last of 170ish mitigation area descriptions...
Hey Steve,?ÿ
Were you ever able to solve this problem? I am currently facing the same issue.?ÿ
Thanks,

As Steve said, to get it to export the decription counter clockwise you have to modify the setting in the EDITLANDXMLSETTINGS dialog box for Export Tab, Parcel Export Settings.
To modify the POB go into the parcel properties dialog for the parcel you want the description for, switch to the Analysis tab, select the pick box on the upper right corner of the dialog box to select your POB. ?ÿ
I recommend LegalAid also, it works well, although they ticked me off when they went to a subscription format. You have to buy a seat for each computer, since I have seven I put legal aid on two, for my station I use TBC which has a program almost identical to legal aid and it's "free" since it comes with TBC.
The C3D program isn't up to speed as far as I can tell. Not that I'm an expert on it, but I found it less robust.
You will save time using LegalAid or TBC, click on a polyline, pick the starting point, tell it to go clockwise or counter, use an edited template for tracts, centerline, utility easements, ect. Send it to a file and edit it in word, anyway, that's how we do it.
For my tract descriptions I add in the template, 1/4's Section, TR, points of beginning, to a monument for each course, basis of bearings and distances, acreage is calculated by the program as a check, there is also a closure report.
I mean.. it'll be faster even on a plain old square than typing it by hand, imo. Plus it catches your mistakes which is obviously worth something.
Once you get your personal style down you can copy/paste the calls into a Word document, clean it up and crank it out in no time.
