Deed Reader Pro Version 5.0 - Plot Deeds with AI

I want to share an old cursive deed from 1878 that someone successfully just processed with Deed Reader Pro and shared with me.  No edits to the Deed Text or Call Table were made in the screenshots.

We bought a copy of this and have been very happy with various difficult inputs (GLO notes to new plats).  The few minor things we've encountered have been responsively addressed.  It's a handy tool and saves us a lot of time.

Yesterday Google announced that their Gemini Diffusion large language AI model will soon be available for use:

Deed Reader Pro currently uses Gemini 2.5 Flash to transcribe and parse deeds. Deed Reader Pro currently takes approximately 19 seconds to process a 2 page deed in PDF format with 22 calls. I am hopeful that Deed Reader Pro will soon be able to utilize a diffusion model to transcribe and parse deeds faster than ever before. Gemini Diffusion is reported to generate an output at a rate that is almost 5 times faster Gemini 2.5 Flash. With continuing advancements of both AI models and newer and faster processing chips from Google, I expect that most deeds will be able to be processed in 5 to 10 seconds by the end of this year!

I have just released Version 5.9 of Deed Reader Pro. This version adds more features and improvements that were recently requested by users of Deed Reader Pro since the last release. The highlights include:

• Added a Deed Info window that can display the grantee, grantor, document record, prior document record, transfer date, tract title, PLSS reference, and called tract area. This metadata is extracted from the document when it is transcribed with AI. The Deed Info can be plotted in CAD above the closure and calculated area. This information can be saved to a Deed Information report in Word or Excel format. 

• Added the ability to merge multiple tracts into a single plot within DRP. See the attached image of this feature.

• Added the ability to transcribe and view the full transcription of a handwritten cursive deed with the View Full Transcription button.

• Improved the ability to determine curve right or left directions from concave directions and added the ability to select a concave direction in the Call Table.

• Improved the logic for editing curve data in the Call Table. All edited values will now be held regardless of rather they were previously an input or calculated value.

• Added the ability to choose to use either the POC or POB for the insertion point in CAD.

Such a nice program, I had a similar idea 2 weeks ago, when I used Gemini to read the deed for me, but you guys seem to have strong software, the inclusion of closing the traverse is a nice add-on.

I picked up the free trial of this Program on Monday and have been playing with it off and on for the past 2 days. I have to tell you that thus far I have been pretty happy with everything that I am seeing. I do have a few questions though:

1. I see support for IntelliCad, AutoCad and Civil3D which is fantastic, so do you intend to at some point support direct plotting into Carlson Survey programs?

2. The function that allows me to add multiple plots and see how different lots or tracts mesh is a great feature. However, I did notice that while using it the text (Bearing/Distance/Boundary Calls) is removed. Is that something that can be included in that feature on my end that I am not seeing or is that something that could potentially be added at a later date?

3. I saw on a previous post the possibility to purchase the program outright rather than paying subscription. Is that still something that is possible and if so, how would I go about doing that?

Regarding question 1., It will plot the deeds directly into Carlson Survey if you have it open when using DRP.

Regarding question 3. Yes you can purchase it instead of paying the subscription.

It will plot directly into Carlson Survey installed on a full version of AutoCAD or IntelliCAD. I have looked into supporting Carlson Survey AutoCAD OEM in the past which is Carlson installed on a limited version of AutoCAD.  Unfortunately, it seems that it does not have the necessary COM interface that is needed to allow interaction with it from outside programs. There is the option to save a DXF file in Deed Reader Pro. You can save the DXF, open it new window and then use Ctrl + A to select all objects then Ctrl + C to copy the objects. Then go the drawing you are working on and use Ctrl + V to paste it in.  This is currently the fasted and easiest method to get the plotted deed into Carlson Survey OEM.

I just had another idea which I will investigate soon.  I may be able generate all the commands to plot deed which would be copied to the clipboard.  Then pasted into the Command window.  I'll let you know if I am able to get this to work.

I just recently added the ability to create the Merged Plot in Deed Reader Pro.  This feature was often requested by title agents and attorneys who don't use CAD software.  Right now it does not show monument labels, adjoiners and bearing and distance labels but I will add this ability soon.  I wasn't sure if surveyors would have use for this feature since all surveyors use CAD software to merge all the tracts together.  I'm glad to hear you find this useful.

I had this option before but no longer offer this.  I added the ability for Deed Reader Pro to use AI in March of this year.  The AI processing is done in the cloud with Google Gemini.  I now have monthly recurring cost for each AI processing request so a perpetual license does not work from a business standpoint.

I currently use Carlson Survey OEM unfortunately, but thank you for providing information on the work-around!

After your explanation I understand the predicament with the monthly service fees better and I will pass that information forward. Personally, I hope we decide to continue using Deed Reader Pro.

I have just released Version 5.14 of Deed Reader Pro. This version adds many more features and improvements that were recently requested by users of Deed Reader Pro since the last release. The highlights include:

• Improved the formatting and options for plotting into CAD software (AutoCAD, IntelliCAD and DXF files). Now there are many options to specify and control the layers and colors for lines, monument labels, adjoiners and bearing and distance labels.

• Added the ability to export KML files and interact with Google Earth.

• Added the ability to process line tables.

• Added the ability to easily view the perimeter of deeds. This feature was requested to aid surveyors in generating estimates for surveys.

• Improved and added many new features to the Merged Plot. The Merged Plot is useful for title agents who do not have CAD software to merge plots of deeds together. It contains tools to move and rotate deeds, draw polylines, measure lines and areas, draw standard PLSS sections and plot centerline easements.

Keep up the good work Matt! I have only been using Deed Reader Pro for a few months now, but I am really impressed with the software itself, as well as the frequency of updates and improvements.

It would be interesting to see if you could implement a troubleshooting/review feature that could be used when there is large misclosure in the initial solution. It could highlight/flag lines or sections of the deed that were read/processed with "low confidence". In other words, it would point out areas where errors most likely exist in the initial solution. I'm no software developer, so I'm sure my terminology/wording is off here, so let me know if I need to clarify.

This is a good idea but unfortunately it is not something that I can implement at this time.  Google Gemini is used by DRP to transcribe (OCR) the deed and output the text.  Currently there isn't a way to have it return the confidence of the words or characters with the transcription. If this ever becomes possible in the future I will keep this request in mind and try to add it.  

Is there a way to plot the info on maps now or working on it for future updates?

Our surveyor who uses the prior version has been very impressed.

Any of the fields in the Deed Info can be plotted into CAD.  Either right click on the box that displays the Deed Info and choose "Configure Displayed Deed Info" or press the "Deed Info Format" button in the Configuration menu.  It will open this screen and allow which fields to display:
