OK, so I get this request from a RE agent, around Benton AR

I txt her, and tell her I need Section, Township, and Range.
She does not know.

Her Name is Susan Sumner

She does not have a copy of the RE contract. (I asked for it) She finally texted me, and gave me the address.
8018 Springhill Rd. Alexander, AR 72002.
She is wanting an "Update" (Change the date, and re-issue the plat)

I got this txt this morning:

"Just got your invoice and in total shock for one acre and I sent all the legal info to you Please adjust this" (sic)

Now, I have NEVER seen the description of this property. I am sure that she thinks I am the surveyor, that worked on it.

I now am curious. Does she abuse surveyors like this regularly?

This would be in the VICINITY of the NE NE Section 5 T1S R14W.

I just wondered, who was this abuse meant for?

I don't do much work for real estate agents. If I did i wouldn't do it without a contract and a firm fee agreement ahead of time. And a retainer for first timers. I hear way too many stories like this. Who needs it?

Just a note on the other side. I wouldn't expect a real estate agent, or any member of the property owning general public, to know squat about S-T-R. I'd ask for the civic address and the owners name and find out the rest myself.

I do not know her in particular but it seems that most real estate folks in Arkansas are pretty much like that and the female version are the worst.

I'm by no means trying to stand up the real estate industry, but I've found the opposite around here. There are actually only FOUR RE agents I will deal with, and all four are of the feminine persuasion. There is one older gentleman south of here that calls me for work infrequently. Years can go by and I won't hear from him. But when I do it's generally a huge multi-section estates, thousands of acres. I wish he'd call...I did just check and he IS on the Christmas Card list. B-)

It is a statistical fact that insurance companies like to put a pretty little lass, to talk a big farmer, in overalls, into accepting settlements, that are really not to their advantage. Psychological advantage....

It just seems to me that this (above) transaction has the flavor of poor. Poor survey marketing, and the RE agent has the surveyor at the disadvantage.... Just seems that way! ($ 500.00 updates are Gawdawful!) 🙂

Does anyone in that area have a name or company name that is nearly the same as yours? Hope there is not some unlicensed nut working under your name. That type of thing has been mentioned here before. If I even suspected something of that nature I would be requesting a face to face with the RE agent to review the paperwork.

Use to do a lot of contract R/W for a company no longer in business, called Southwestern Bell Telephone Co. They had a RW department that was cutting edge for the time. They had agents that were all different types of characters, we nicknamed them the "show ponies". They had guys that wore bib overalls and drove pickups with hay forks on the back (really). They had female show ponies that ranged from drop-dead gorgeous to soccer moms. And they had a group of very well dressed heavies...we called them "the mob".

They also had a department called "Customer Relations" that was manned by nothing but shrinks and pickpockets. If you thought the phone company was screwing you by only offering pennies for R/W, you got to call "Customer Relations" to complain..and they had an almost 100% perfect record for obtaining R/W!

'Out-thinking' folks for business purposes is not a new concept.

Yes, I really did think of that. And, I also thought of telling her to "Pound Sand" and to tell her that for every negative txt msg I get from her, I will UP the price $100! And, for EVERY Day that the bill is un-paid, it goes UP by 100 too!

I may be misunderstanding the original post. Is the RE someone you already know/have done work for? If you have not had any prior contact I would be asking to review the documents in question. Larry P. post the following in 2011 and I know of similar stories from other sources.

I hope you did not! Doing that could be bad in many ways. Among them interfering with a contract to which you are not a party, taking responsibility for work of which you have no knowledge, if there is someone using your name this makes it appear you are involved and a few others that come to mind.

I did do that!!

Then, I called her.

She was confused. So, I called the title co. Turns out somebody at the title co had ordered the survey. And, she was upset by the bill!

Turns out, that another surveyor, of legitimate activity had done it.

And, NOBODY was using my stamp. I think everybody is happy.

Some people keep very poor records of communication between clients, surveyors, realtors and everyone else. I am guilty of writing stuff down on the back of the nearest envelope.

The ones that make it to my list of things to do get added as contacts on my phone and written down on a big yellow pad and they are instructed to send me a survey order by email that has all their contact info and describes what they want done.

I get stray emails, messages on phones, text messages and even letters and calls from people I've never heard of and have no idea of what they had surveyed. They usually call me for the same reason, they found my name on a piece of paper somebody gave them so I must have done it.

There is a crazy lady from Oklahoma named Ashley Harris that I have never met out there that has been using my gmail addy for her anonymous contact for several years. I just hit the spam button for everything with her name of it. If it ever get serious, I will call her brother again.

Within 5mins of talking to anyone that appears to be or become a client, I make sure that I have their Name, Address, Phone Numbers and whatever else they offer in order to have enough info to send them a bill for my time. Then they either get serious or "get stupid" and act like I am their information center.
