Good morning,
Does anyone use parenthetical language to ensure the reader knows that a description is based on title research only, and not a boundary survey? In other words, it is going to be re-drafted later in the project when it truly is based on a boundary survey.
Is the description on a drawing, proposed site plan or map? If so note the origin of the description in a disclaimer on the drawing.
A sample description prologue:
A metes-and-bounds description of _____________, as a result of and based upon ________ County records research, and NOT a field survey, is as follows:
Substitute terminology as appropriate.

I guess I'm wondering why a surveyor would write a description from research.

Rezoning is why I??ve done it. Client will pay to find out if they can even do what they want before they??ll pay to actually do what they want. Around here that may necessitate rezoning something that needs a description written.
I've used a preliminary sketch many times but never a preliminary description.

No body but me is gonna see any of my preliminary anything.
None of that is for the client's eyes.
I will send out a progress sketch with red (lookin' for) and blue (found) lines only, no captions, distances or any info.

Right. Local agencies often require a description as part of the application process before any development is considered and few clients are going to start surveying before a project is approved

I have one for a license to sell based on probated title work. I provided the attorney with a description rather like the original deed and he kicked it back for a survey and more accurate description. So we surveyed it and I am about to provide a real description...
