Question:
A client of ours has asked if we can prepare an amendment to a pre-existing condominium plat. It was prepared by a now deceased surveyor whose firm was not continued by heirs or bought up by peers. The existing condominium is a large development, +104 units and the change involves two additions, a balcony and penthouse addition. The board and client are not open to re-doing the entire plat. The site is in chicago.
Thanks
If you are amending the "Condo Declaration" by creating additional units, this should not be an issue. Each such amendment would be a stand alone plat/document.
treat it like an abutter
depict locus in bold, depict abutters in lighter tones
make references to the other plans for the abutters
if you find discrepancies with their measurements, verify yours then annotate with the record vs. measured.
A Condominium Plat is just a subdivision plat (3D). Anyone can do an amendment to the original. Just gather up the proposed changes and go to the City and get the right person to go over it and detail what the steps are, what the final products are and what the costs are. If you have a planner for the project, you can go down with them and it may help some. I have done 3 or 4 like this.
Not to be picky, but... What is the question?
