Why (a) you always get a survey (b) before you close.
Commercial site, large platted lot, buildings on the north side and parking lot on the south side. They recently purchased the site and need a survey for planning purposes. I collect the street monuments and they match. I find the alley monuments and they match. I find the monument for the Southwest corner of the platted lot right where it ought to be. Only I’m on the north end of the parking lot, which is clearly not included in the deed. Oops.
Several pointed e-mails later, both parties agree the intent was to convey the parking lot. I get the two deeds to the parking lot. Only there is obviously a gap of several feet between the two deeds. Oops.
Sort of like when you go to buy a new car, expecting the MSLP to include things like tires, radio, AC, etc. Then you look at the sticker and go into shock.
Just like a Surveyor to stir things up.
There's that darn surveyor again. Always finding problems with property lines.;-)
