And, I know y'all will be disappointed in me, but I won't get a real survey in the short-term.
No judgment here, we just closed on a house and I haven't gotten a survey done yet. I pulled enough research, reviewed recent ROS and plats in the immediate area and did some rough measurements during the viewing & inspection, enough to satisfy me that there was likely nothing earth-shattering going on. Corner lot, all original block centerline monuments in place, I'll take that chance.
Whenever I get time (probably a month or two, with all the home improvement projects I have lined up) I'll likely do the fieldwork myself then barter/trade with one of the other licenses in our local office to have them review, sign & stamp an ROS.
I have yet to have any of the properties that I owned in the past and currently own surveyed, except one needed the foundation surveyed and a final per some ones requirement - I've been fortunate enough to not need them, second house was the middle of a triplex and all the monuments were in except one (fence post), this last house is in Sun City, AZ - in the 60's and 70's when they were being developed someone (probably not Del Webb, I hear he was a cheapskate) had lines of bricks placed on all of the property lines, if you look at the area on Google even if your not close enough in you can tell where the lines are because it seems like every yard has different colored stones (not many lawns). But just because the bricks are there doesn't mean surveyors aren't needed, my realtor told me that from time to time someone will add something to the house and lo and behold it ends up violating setbacks.
So the "final" closing disclosure documents showed up and the "survey" amount increased from $160 to $190. I find it exciting that the loan officer swore the closing costs would be less than the preliminary amount but on this document have gone up by 12k and are now larger than the amount my bank allows me to send by wire transfer without going into the actual branch.
There's a surveying company name now. On their website, the price is connected to a "mortgage location survey". Here's a statement from their main web page:?ÿ
