About two years ago I surveyed a number of tracts out of a larger estate. While neither the parcel with the house nor the "surrounding parcel" were part of my survey, they did fall within the boundaries of all that was owned by my client and I showed them on the original drawing.
Seems as though the "surrounding parcel" has been purchased and the new owners are telling the owner of the smaller tract they "own" part of his front yard. Well I guess they do. It kind of appeared to me when the description of that parcel was prepared they were (attempting to) leaving a 50' strip for the road. A road that btw has no dedicated easement or R/W.
This guy (owner of the smaller lot)has been in contact with me...SEVERAL times..in the last two days trying to make this a "survey" kind of problem that someone can wave their hands over and rewrite something and make everything nicey-nice. It ain't gonna be that simple.
I told him to do two things if he wanted access to the road west of his property; retain counsel and get his checkbook out. I really don't know what else to tell him.
I get a funny feeling I haven't heard the last of this one.:pinch:

And while flying in and out, "accidentally" drop large pieces of old furniture on the "not-a-road" on every trip.
