D) Buildings do not violate municipal setback requirements or deed restrictions pertaining to the location of buildings
E) There are no ENCROACHMENTS or projection on or over the property or on easements appurtenant to the same by buildings or improvements erected on adjacent lands;
F) The property is not located in a FEMA flood hazard zone;
G) There are no easements or ENCROACHMENTS affecting this property from a careful inspection of the same; other than those depicted or noted hereon.

Really? This sounds like a lender cert gone bad. A) They are never "the same". Fences don't follow deed lines exactly. You might not know where the neighbor mows to in the summer time. C ( & G)) This is a statement that you've exhaustively searched the records for easements, scanned the ground for utilities that could be considered prescriptive easements, and know for a fact that old man across the street isn't claiming a r/w through the property to get to the fishing hole he's used for 50 years. D) No violation of setback requirements would mean that you would have to know the setback requirements at the time each building was constructed for every county/city you work in. E) I'd avoid this, but if anything, perhaps "above ground, visible" should be added. Is the neighbor's sprinkler system a little over the line? The footers for the fence posts? F) Even if it isn't, do you really want to state that clearly that the property is out of flood hazard zone? FEMA defines a “flood hazard zone” to be any area where flooding has a 1% chance, or greater, any given year. Not a line on the map. Sounds like accepting personal liability for FEMA's potential mistakes. G) This just seems to recap and reiterate some of the previous B.S., just to dig your potential liability hole deeper.
CT must have had it's head up its ass when they drafted that.
In Texas ALL that is required, unless you're certifying to ALTA of TSTS certs, is that it has your name and seal affixed. We can have whatever certification we want.

I would not sign that unless the phrase "Except as shown hereon, ..." where added to the beginning of each A through G.
Really ? Were any Surveyors involved with the drafting of this certificate ? (G)is the one I would have the most problem with.
