I will never understand the techs, title agents, attorneys and realtors that input metes values and throw out the rest of the text that contains the bounds that connects the properties together eliminating any strips and gores.

When I refinanced my property, I was of course paying my property taxes into an escrow, and the bank was supposed to pay them when due. I got a letter from the municipality that they were not paid, and they would have to put a lien on the property if they were not paid soon. After calling the bank several times, and getting no good answer, i finally found out that they would not pay because the deed said 8.5 acres and the tax bill said 8.2 acres (from the tax map). So they were holding back more than $20K because the inaccurate tax map did not agree with the deed (which was correct). Took me many phone calls to get that fixed, the whole time I was worried I would get a lien placed on my property and I would probably have to fight to get that removed. The local branch where I did all my banking could not help at all because the mortgage department was a separate subsidiary.?ÿ

What is a "Department of Finance"?

They are the greasy palms of NYC. They are basically the tax assessors office , albeit on a grossly huge & powerful scale.

LRDay says:"There are no surveyor records at all except for filed surveys since about 1990, Most of these are worse than the tax map.?ÿ Life goes on for landowners, good there are fences."

Sad day for surveyors when that gets stated on a surveyors forum!?ÿ Worse yet, I agree.?ÿ I use to tell people they need a survey, now I tell them to use their existing fence or build a new fence where they think their property lines are.?ÿ I feel guilty saying it but?ÿ I don't see it getting any better in the near future.?ÿ No Country for Old men, good day, Jp?ÿ

@Jp7191

I still have callers that expect me to make a survey and build them a fence.
