Messy huh? My client owns Lot 5.

Lot 6 purchased in 2006. Separate owner from Lot 5 and Lot 7, buyer thinks they will build on Lot 6.. Nope.

There is a history on this dating back to 1886 when the subdivision was created.

I doubt I will be able to fill you in since I will probably be perma banned from the board as soon as Wendell starts reading posts.

Long to short.

Two sets of monuments were recovered in a 1912 survey done by the City of LA when they were trying to reconcile the centerlines of the streets.

One set were 2x2 hubs placed at assessment distances, the other set were original corners that disagreed with the assessment distances, starting out at 0.37' and ending up at 13.65'.

The city needed a way to charge homeowners for the public utility and street improvements that were being placed based on frontage, so prior to 1912 an assessment map was created that was basically a math solution to the original Lewis Tract.

The lot lines in this block can be laid out in three defensible ways. Alternate positions will always exist but in minor amounts. The variances in this subdivision are from 2' to 5+ feet, each position can be justified.

I have withdrawn from the surveying of this lot since it cannot be done with any certainty.

You indicated that there were 3 defensible positions, why not try and resolve the problems? Can a boundary line adjustment be performed that would resolve the problems? It looks to me like a situation that needs a professional.

Can I ask how an "assesment map" prepared for a tax agency become controlling over a subdivision plat and original corners??? Is this a California thing?

NavLA seems to purport the boundary lines agreeing with the lot configurations..It's interesting that NavLA does not have C/L ties available in THAT tract

You should see the lot configurations near County Line Road, west end of Valley.
