Strawberry Fields - Section 39 Township 44 1/2 (Pic. Intensive)

We recently embarked on a project to redo the entrances and recreation area in a little subdivision called Strawberry Lakes and the rec area being on Strawberry Fields Way. This little subdivision situates between tracts 38 and 39 in township 44 1/2 (from the plat).

As with a job such as this and any job involving a plat boundary, it is good practice to search for the P.O.B. The information is located in the top left of the above photo of the plat. Close up below.

Being relatively new to the PLSS system and understanding the dynamics of how things were laid out, I am finding that south Florida is a rather interesting specimen. The plat mentions that it is situated between the tracts 38 and 39 in Township 44 1/2 Range 42. Being the largest county in Florida, Palm Beach County has pretty extensive survey division which has a great section corner lookup. SPC coords on almost all corners if not all. To find the P.O.B. one must look for the SE cor of section 34. This is what you find when you get there.

Here are the records of this particular point.


We did tie into the reference "Indian Pines" as it is a vertical benchmark for the area. There are no published coords for NE 39 or NW 38. Obviously this is the same point, however it is only referenced as above. Curiosity got the best of me and I had to find as best I could how far past 36 this particular township went. I was only able to find a recorded section 40. I was also able to find section 37 to the east.

Here is what I found to the East.
Southeast Section 36 referencing the adjacent section 37. Notice the adjacent section 39. I will save that one for another time.


This is what I found to the West to section 40.


If only time would allow us to track down all of the mysteries. I would love to know how this area was laid out in 1/2 Townships with 40 sections in two different areas. All in all the control inside the subdivision measures decent within itself. It is always fun to find something new.

How embarrassing! I uploaded the wrong record to SE Section 33 showing section 40 and took too long to edit. Above is the SE corner of the wrong range, range 41. Range 42 is posted below. Just so happens there are more section 40's out there! Here is the correct record!

I love these babies, it makes one THINK more than usual.

Here's one that I "discovered" when working for the USFS in the mid-70s. I was retracing the "common" Township Line of T10 & 11 North, Range 4 East when I got the feeling that something was hinky. Using my trusty compass, I paced down from the Stone at the Så? of Section 36, and found the Northeast Corner of Section 2 (also a stone). We handed it over to the BLM, and after nearly 10 years, they published this plat. I figure that I "discovered a new Township," even though it was a little one.

Here a Township that I spent quite a bit of time on that has "Private Land Claims" surveyed and Platted as "Sections 37 to 40," and Patented as Section 37 (etc.) T4S R4W.

Other times I see "Tracts" numbered 37 through whatever, but usually on Independent Resurveys.

In this case it seems they are one in the same, however in the link Doug posted, the sections are individual tracts amongst the typical sections.

They are Tracts, the 1/2 township was created to fill in the lands between Tps 44 and 45 that were left as a Hiatus.

They further split the Tracts into Lots.
I wouldn't call any of them Sections; I'd keep the naming conventions shown on the plats and patents, just in case you need to reference anything, and I would pay attention to where I am in the lottings.
