I received a request for two ALTA surveys. One on a 12 acre apartment complex with 11 buildings. The other was 26 acres with 35 buildings. An ALTA survey from 2011 was included with each. The winning price for those was somewhere under $13,000 total, with delivery in less than 2 weeks, and three firms were under that price. And before someone asks, the firm from 2011 DID NOT get the job.
Had a similar thing here several years ago. Our firm had provided an ALTA about 8 years ago, and the owner was refinancing. The lender insisted that the owner use the lowest "bidder." The "winning" firm's fee was 17% of ours. The owner provided us with a copy of the finished product, and it was... ... ... OUTSTANDING! One of the best ALTA drawings I have ever seen - way beyond the "minimum." We could not have done the office work for the fee it was done for! I can not comprehend how this was done, nor why. I can't help but think that the Lender and Surveyor are colluding with each other somehow...
It's odd that I can get ALTA surveys 4 hours from my office and make money on them hand over fist, but I can't land anything within an hour of here.
I used to pass through Paris on my way to and from Ft. Campbell to visit my son... nice area. Can't imagine that there are too many surveyors around there though, but you're not that far from Clarksville and Nashville.
There is a value that is left on the table.
My favorite recollection was when someone underbid our proposal by 50%. Then they bragged that they snaked our client from us. Good for you for helping to destroy our profession. Let all the talent go to those professions and industries that can afford them.

This was down at Jackson. There were probably some Memphis firms in the mix.
Gotcha - as I'm sure you know, Jackson is where I'd turn off I-40 to go up to 79. Really a nice drive, but as usual I was typically in a hurry to get where I was going.

I'm going to hijack my own thread, but they're working on 4 laning 79 all the way from Milan to Paris Landing.
Nice. My son was at Ft. Campbell from 2009 - 2013, they had started a lot of that around Milan during that time period.

I worked for a firm that did lots of ALTAs like that, and they made plenty of money on it.
10 or 15 hours of cad work, reproduction costs, not much else involved. Quite profitable.
