A recent thread got me to thinking about small parcels. What is the smallest parcel of land you have ever intentionally created? I'm not talking about gores or slivers or discovering some small piece of land you couldn't resolve the ownership of, I mean the smallest parcel you have ever intentionally created, and why?
That's an easy one. Five feet by five feet with a rural water district water meter in the center. The silly district rule was YOUR meter had to be on YOUR property, no matter what. The situation was one involving a divorce. The couple had an old house at the far southeast corner of an 80-acre tract. Then they built a new house at the far west end of the same tract. They had to install the service line for over a half mile from the meter to replace the previous service line. A few years later the couple divorced. The wife received the house and 10 or 20 acres. The husband received the remainder of the 80. The meter was on HIS land, not HERS. The district would not allow them to move the meter as that would then transfer that half mile of service line to be the maintenance responsibility of the district for perpetuity and only that part beyond they new meter location would remain the responsibility of the wife. So, the husband deeded to the wife a five-foot by five-foot tract centered on the existing meter. That satisfied the water district.
I have done a couple chunks consisting of 2 parking spaces. And the strangest, my father cut out the inside of a bathroom in a pub, probably 8x10 total to then be shared by the adjoining businesses. First time that I traversed through a building.
I've staked (located) Lode Mining Claims to cover "parcels" (fractions) that were less than a square foot. If they ever go to Patent (which is unlikely these days), the Patent would contain o.xxx sq. feet (or some such thing). I have seen Patents (and retraced them) that only contained a dozen or so square feet, spread over several detached "parcels."
I'm working on a set of Descriptions right now that surround a 34.7 sq. ft. Federal Patent (and that's NOT the smallest "parcel" within the project).

I did a 10x10 once for rural water, a 8x6 for a realtor and a 3 by 130 triangular track for a drive way encroachment.

I created four 1'x1' parcels in an elite golf course subdivision circa 1990. These parcels were created so that the owners could purchase a golf membership, as property ownership was mandatory for membership. The developer wanted them to be smaller but the County would not allow it. They originally sold for $65K each. I was recently looking at another parcel in the area and found that one of these parcels recently sold for $130K. Another one about 60 feet away last sold for $500.
