ROOFLINE/EAVE ENCROACHMENTS

In the last 2 weeks I have had 2 different surveys where the eaves of a house crossed the property line with the wall remaining on the correct side. This was shown on the survey. The bankers and Title Co's are now calling asking about other surveyors plats that showed walls within +- 0.5' of a property line but made no mention of the eaves. They are worried that they have been insuring title for years based on other surveys with no exceptions as to possible encroachments. I explained that it is S.O.P. here to show possible encroachments whether at ground level, elevated or subsurface(if apparent). Do most surveyors not show eaves, razor/barbed wire fences that bend outward/inward at the top etc. if near or over property lines?

I usually show building corners, with the exception of one subdivision where I know that the CCR's do not allow eaves in the setbacks.

As you mentioned, it is SOP to show objects that cross the boundary from the ground up.

The only time I show overhangs and roof eaves is when they are within minimum limits for building lines, within a foot of a boundary or crossing a boundary.

Last thing close to this was a second floor patio that extended within a foot of the boundary.

The last time a Title Company spoke out about what I was showing, I warned them they should be more concerned about what all the lowballers the were keeping in business were not showing. :-O

They are not speaking out against it. Just worried about past surveys from other companies that they have issued title on. As you said I only show them when they get close
