I just finished two interesting surveys and thought I would post a few snapshots and tidbits about each one.

This survey had to do with a wall that was built a little while ago. I had done a RS on the parcels back in 2005. In 2006 the neighbor who built the wall moved in. Sometime after that he constructed a partial perimeter wall to the tune of $ 67,000. Naturally, he did not get a survey first. That's a shame but I am pretty sure that on his next property purchase he will get a survey, but then again, maybe he wont.

The safety factor, for me, for this survey, was my finding four two inch iron pipes. A few of them had the tag RE 1216 wwhich is Mr Barnetts tag number and who is known for solid work. I am making the assumption that Barnett was the original surveyor who cut these parcels up. The property was divided some time ago, maybe late 20's or early 30's. It was a time when the City of LA allowed very small frontage areas to a city right of way.

Anyway, last week I get an email from my client and she tells me she wants me to take care of the situation about the wall. Her and her husband had told the neighbor that he was encroaching , yes ENCROACHING, on her land with the wall but he turned a deaf ear..now he has to pay the consequences for not listening. Expect for the first photo and the one at the angle point, the redline is 10 feet away from the common parcel lines. The worst encroachment was 9.1 feet.

I wanted to get everything finished and get out of there before the neighbor showed up but that wasn't in the cards. He pulls in and as soon as he gets out of the car he bee lines towards us. Plesaant person to talk with. I walked him through the monuments and slowly the light dawned on him. I wish the guy lots of luck, he is in foreclosure and his home was up on a short sale, then my client emailed the realtor who was handling that about the wall. Maybe an easement will happen. My client and her husband are not mean people, I just think they were a bit frustrated about the neighbor not listening to them about where the PL was.

He cares a lot Keith. The bank approved a short sale and a buyer was ready. The wall
is now an issue that is killing that sale. If he can secure an easement for the wall and other items over line the sale will still take place.

😉 Paul,
Your survey does show quite a lot of usefull information. I have no doubt that any qualifed surveyor would have no problem following it.
However, I did notice your curve table does not list any chord bearings, distances, mor angles to chord or tangent which can make it more difficult for someone to recover or reset the corners along those lines. I have found this on plats and in deeds from time to time. It is a pet peeve of mine, paricularly when the curves are not radial.
This is just an observation, not a critique.
