I'm surveying a parcel for Seller. Seller needs an easement for a utility from Smith then from Jones as it crossed two parcels before entering his land. Once Seller gets this easement granted he can then grant it to Buyer. Of course Buyer could get the easement after the parcel is granted, but I advised them to get it done before and the title company agreed. Along with the utility easement seller is granting an access easement across the remaining lands to the new parcel. Simple enough.?ÿ

I sent to the title company the tract description, including the access easement and utility easement on the same description. Along with that I sent the utility easement description so it could be signed over by Smith and Jones to Seller. Also I filed a ROS at the Clerk's office.?ÿ

In comes Realtor,,,,,,,,again.?ÿ

He wants to know what to do, I say go to title company and they have it all ready.?ÿ

But how should this be done. Well you get Smith and Jones to come in and sign for the new easement, then it's Seller and Buyer at closing,,,,,,,I guess, this isn't really my thing, my work is done.?ÿ

Do you mean I have to get Smith and Jones to come to town and go to the office.

I guess, you should probably check with the title company and arrange it all.?ÿ

This goes on and on, I finally think I explain it to him and he's off.?ÿ

So I'm chatting with the seller, he just sighs when I mention the realtor, he's told the realtor that he doesn't have time to do much, he's moving cattle off the mountain, trying to get the last cutting in and he figures the realtor SHOULD do all this leg work.?ÿ

I think the realtor was in my office trying to get me to do all of it. Seller is not having it, he says he has to pay me for my time, realtor is on commission, so he doesn't want me to do any thing not survey related.?ÿ

It looks like this realtor gets his clients and other people like me to do honey dos, the passive aggressive thing isn't working on this deal.?ÿ

Most Realtors prefer a two step process. Sign contract, collect commission.

Working on commission is an ethics killer.?ÿ Land the sucker then get paid for the least additional work possible because there are so many others wasting your time and no commission ever comes through to compensate you for that time.

Imagine your employer never paying you for what you do until after compensation has arrived from the client, in full, and the check has cleared.?ÿ So, if the client goes away or simply never pays....................you don't get paid.?ÿ Even if the client pays, in September, for work you did in December, you don't get your December time added into your pay stub until September.
