I have a friend that's looking to buy some property outside of Tulsa, OK near Keystone Lake in Osage County. Anyone have any tips/links for researching the property? Everything I found seemed to come from the Prehistoric Age.
Wendell,
As far as I know, Osage County doesn't have anything on-line as far as County Clerk Records (sometimes called Registrar of Deeds). Some counties have a plethora of info online, some don't. Welcome to research in Oklahoma.
Looks like they have searchable tax records for parcels:
On an "up" note: Most of the counties in Oklahoma that aren't really geared for on-line research usually have a staff of wonderfully helpful folks that will help you all they can by phone and email...with a few exceptions(*). Give them a call when the sun comes up tommorrow, they might be able to help.
Although kind of primitive by today's standards, here's a link to some pdf 2003 County Maps that ODOT publishes. They do have the S-T-R labeled on there if you look close enough.

I won't mention the county by name..but it's spelled K-A-Y. The County Clerk there threatened to have me arrested for "destruction of public property" once. I had removed pages from a record book to take to the desk for reproduction (which is SOP in some counties). I guess you don't do that there. An apology wasn't enough. She had a deputy sheriff escort me out of the building.
I hope she's worked through her issues by now.
I have access to Osage county records through a pay service. Just let me know what you need.
Tax accessor records!
Just exactly what information do you need? I can tell you from experience that the tax accessor records are more trouble than they are worth sometimes.....they like to abbreviate their version of the recorded legal description! Leaving out valuable information. Check out my links page on my website! I think you have that address!
Wendell,
I have done some surveying in Osage County. If you are lucky enough to get away from the towns, the only thing you will need is the government records. They should be located at:
http://www.glorecords.blm.gov/
Good luck finding anything else. I found some Corps of Engineer monuments on my last job because I was near some of their lakes. I found some copies their surveys at the local field office, but no copies from the main office or online.
Again,
Good Luck.
