Of course, he probably came up with "5 feet" because it "sounds right", and not because of any actual analysis... 🙂

But for that site, it's probably sufficient. The house looks to be WAY clear of the easements, and as long as there's no setbacks, it probably serves its purpose. Given the way these surveys are becoming commodities done for the lowest price, it's probably a sign of what we can expect to see a lot more of in the future...

We don't have those things in CA but if we did, it seems like you could do that well without leaving the office. Pull up the address on Google Earth, check the distance between a couple of fence corners, you've got a boundary, fence and street to building you've got your house location. Bingo, $100 please. Sweet.;-)

Or, the new owner will take the setback dimensions verbatim (disregarding the plus or minus) and BUILD a new fence.

I'm glad we don't see these in my area. I can only imagine the problems they create. People only see SURVEY.

Maryland does not allow them to be called a "survey" and has specific regs for these beasts.

Maybe so, but most landowners view ANYTHING a surveyor does as a survey.

The full story behind this is;

A realtor sent this to me saying that the title company will not accept the "survey" due to "certain ambiguities" that the survey shows.

The realtor called the surveyor and was asked to call the title examiner.
Apparently a few words that were less than professional.

The realtor calls me and has asked me to conduct a new survey.

When the regulations allow for a product like this to be offered as "proof" of.......something......then this is what eventually results.

The comment "Hey - At least the guy is honest" is a stretch.....this is not what surveyors get a license for.

Oh sure,

Then maybe he shouldn't have had the +/- on it.

By not having the +/- he will buffalo the public into believing the numbers are real and would then be perpetuating a lie - The Lie we call 'mortgage surveys'.

The the numbers are not real

Sadly, these are a reality. Mainly, the lender who asked for the ILC is more concerned with getting an assurance from a disinterested third party that a structure of a certain size was in existence as of certain date close to their closing date more or less on the property described in the deed. Knowing that a structure exists is extremely important. Knowing that it is 100 percent where it ought to be...not so much.

Why is that sad? Couldn't a high-school kid with a couple of hours of training ride his/her bicycle to the subject property, check the address on the front porch and report back to the lender that indeed there is a house on the property? That seems like a perfectly valid procedure. The lender doesn't want to lend on a vacant lot when there is a mortgage for a house and maybe the kid could report back if the house appears to have burned down. What's the problem? 😉

to the contrary, this is exactly why surveyors are licensed.
Any monkey can run a gun, push a button and measure to 0.003'

It's the real surveyor that puts his name, signature and seal on a mortgage survey.
