The answer to your question is NO. But then you already knew that.

I do wish that we had a mandatory recording law here in PA, regardless of whether or not plats were checked by a regulatory agency. Just knowing that the plat is subject to peer review may be enough to prompt some practitioners to clean up their act. An added benefit would be knowing when and by whom all of those naked rebars were set.

A "plat checker" should not question the land surveyor judgment, but could ask for an explanation on why a particular corner was accepted or not.

I used to review survey plats in the BLM, Washington, D.C., Division of Cadastral Survey.

I don't feel it is right to step on the cartographic style of a surveyor.

The work around this is to have uniform line text styles, heights widths and line weights for example general text, road names , abutting information, outer boundary lines, connecting lines symbols etc. Standard reference mark box sizes and set out etc

I have found that the uniform approach makes plan reading of all existing plans far easier as permitting flowery styles and individuality to how and where plan data is located can lead to missing information by both the viewer and the drafter.

Good comment, Our checkers will question definition or point out if the surveyor appears to have missed an existing plan.

I still retain the ability to defend a questioned boundary definition provided I can provide / argue my case.

Personally, being a small firm I like the big brother over view.prove my evidence is superior.

Simple Lot Surveys

"Starting prices". I bet the real prices are higher. Yet I understand that they aren't anywhere near the roughly $2500 "starting price", not including the filing fee, that we must charge in Oregon. Not saying I want to race to the bottom with no filing, no checks, and maybe no map. But the filing fees and the degree of checking have to be justifiable in terms of value to the public..

Fundamental difference - under the Torrens system the government is guaranteeing the title and, by extension, your survey. Therefore, they have a duty to the public to thoroughly vet your work.

The government in the US undertakes no such liability. In fact, by checking the surveys and plans, it may actually create for itself some liability for where none otherwise exists.
