Is the acreage wrong on this survey?

Picked this up today and have to wait until Monday to call.

Shouldn't the acreage be 1.69?

Also the way they staked it kind of confused me. I went out after work and they had all the remaining stakes up. But on the south west side where the L is they marked the east side of the L and if you go west you see they found two pins.

Well they werent consistent with how they marked the found pins. Some they did mark some they didnt.

So if you look to the bottom left (southwest corner) youll see they found two pins. They only marked one. My first thought was they marked the corner. That made most sense.

But gauging from where the pin they set on the east side of the L there is only 50 feet between the two. (If you look 50ft is the distance to the corner of lot 28) I havent measured but I will tomorrow.

There is a huge clump of trees on the southwest part so odds are they couldnt get in. So my question is if I measure and only measure 50 feet does that mean I would just measure 25 feet west and look for an old pin?

I really dont think where they marked on the southwest side is the corner.

Ill call and ask Monday but am I right to assume I can just measure 75 feet from the corner of the L they set and that be the southwest corner?

And they spelled my name wrong on the survey. I know they do tons of these and it seems like a minor thing that doesnt matter in their eyes and its only one letter of my last name. But I paid them almost 2 grand. Should I say something?

Steven,
You are the client, and the job is not done until you are satisfied. Out of your two grand, the majority of that is spent on records research, calculations, checking, and field control.

Of all that, as a client, you never see, and frankly you likely do not care about at all.

Sadly all you see is the map, and we are judged by all those little errors you have found. It is no time at all for your surveyor to review and correct those minor discrepancies, the double embarrassment of making them, and then having them found is far worse than making those few minor changes.

Assuming the sq. ft are correct, I come up with 1.70 acres (due to rounding)

Give your surveyor a call, and bring up your concerns. This little errors squeak by all of us at times, and correcting them is in everyone's best interest.

Going strictly by what I see on the drawing, it appears that the "1.67 acres" is a typo. By adding the square footages and dividing by 43,560 you will get an acreage of 1.697, which will round to 1.70 acres.

Also, according to the drawing, if you start at the "3/8" iron pin w/cap CA#3643" you should be able to measure approximately west, 50.46 feet to a 3/8" iron pin and continue on that line another 25.28 feet to another 3/8" iron pin, which would be the southwesternmost corner shown on the drawing.

But as I stated, this is what I gather simply from this drawing, with no other knowledge of the facts. Definitely contact your surveyor with your questions.

I was taught to round down areas shown on plans.

The client may then later get a happy surprise to discover they have more land than they thought. Better that than thinking they have lost land.

So I'd show that it as 1.69

You could say 1.7, but I would not show the trailing zero.

Thanks for the help. I'll contact the surveyor Monday. Honestly as long as I know whats right I can make notes, but I corrected the guy surveying on my name already. At the very start when he sent an email to the wrong address. That happens to me a lot so it gets old. Correcting someone only to have them forget and the negative affect me.

They did do what seems like a nice job, but those oversights just are a little unprofessional in my opinion. It shows a lack of care. Being in IT errors like this are just seen as not caring to re read and double check.

But Ill call and ask about the acreage and southwest pins. Thanks again.

What matters is the survry itself was done well. Which they did do an outstanding job.

Im on my phone. I corrected what I saw. My phone is slow to react when I type so I just dont go back. This is quite different. Im not being paid to do a job.and I wasnt corrected and blatanly ignored that correction. Also your quote was posted as my edits were so its a bit outdated.

if you were paying me to post and my mistakes affected you Id care a bit more.

And thats why Im not that upset. The research and survey were done well. But thats no excuse.
