The research for a rather complex survey that we're finishing up resulted in a stack of plats and deeds four inches thick. The property is the remainder of a farm held by a wealthy family. The area we came up with is 65 acres more than listed at the tax assessor's office. That big of a difference really doesn't surprise me after becoming intimately familiar with all of the acquisitions and sales over the last sixty years. ~20 field days and ~60 office hours. The perimeter is over 10 miles... I'm glad this one is going out the door tomorrow.

No oneupmanship here but at the Surveyor I worked for before coming to Hayes, we were contracted to do a survey on a farm that was purchased in several tracts, some with meets and bounds descriptions, and some with only "bounded by" descriptions. There was an excepted area in the main deed as well.
The boss' son, who supervised almost all the field work, said he wanted me to go over the deeds with him. I knew that was french for "if I can ever get this job folder in your hands, I will never touch it again, and you'll have to figure it out."
I dodged successfully for a few days but finally he caught me.
Anyhow, I finally figured out all the tracts. When I got through, although our surveyed acreage agreed pretty well with what the Property Assessor had, it was around 150 acres more than we could show title for.
Lots of notes on that plat...
