While I concur the Deed is horrid, your own statement tells me what to do. The Courts are more than a little reluctant to void sales. That is especially true when additional evidence can solve the problem.
In all likelihood this can be narrowed down to a single uniquely identifiable parcel. Solving the puzzle without involving the Courts is the very definition of protecting the public...

How did you arrive at that? I'm lost at the first call. Generally I agree with the sketch drawn above of a figure that does not close.

I am sorry, but the corrected description closes, I had no idea that you were unable to include other publicly available information in your surveys in your state.

I am not asking for help with the desc.
I did the original subd.in the 80's. I even did some preliminary work for a split on the lot. The parties would not go along with a submittng a resubdivison for the sale and to satisfy the county.
They parties (seller mostly) raised so much hell with me over having to satisfy the counties rules that I gave back the check for the surveying fees to the seller, just to wash my hands of it.
The buyer had paid off the cost of the land, so the seller knew that he was getting ready for a law suit, so they took some of my preliminary work (that I did not get paud for) and copied some of the info onto the form. The buyer did not have the brains to know the difference. The small piece is in the interior the large lot.
No info in the bogus description is of record, so only I could locate it.
I posted it so show what happens when laymen write their own descritpions. These dudes didn't have a clue.

Did the county issue a building permit and certificate of occupancy? I know the counties in my neck of the woods wouldn't for a illegal subdivision.

Then it closes fine.
He is relying on the researched or assumed fact that this is the only property the granters owned to which this could be sensibly applied, and that at least one of the distances matched and its approximate bearing matched a line on the tract the granters owned.

As Paul stated below, with a little research, this can be located by a surveyor. Courts are not apt to voiding transfers.
I have no doubt the title company (if any)... will love this if the buyer ever tries to sell his "little piece of heaven".
