My wife's grandparents estate is being settled and her aunts and uncles are trying to figure out if they can subdivide the property.

Surveyors are expensive. You can probably get by, by askin the realtor where the lines are. He can tell you. (at least, what he thinks), then, you can build your fence.
OR
Go way over the line, build your fence. Then, the neighbor can get mad, HIRE the surveyor, and then you can move your fence, to be on the line, the surveyor set. IF the neighbor is too cheap, well, you can take it by adverse possession.
