I have had a real estate license for a loooong time and only use it personally, but I can say without reservation that FL. realtors are the biggest bunch of cut throat, selfish, lying crooks north of the equator.?ÿ

Eh, there's always been a significant portion of the population that refuses to take in new information before forming opinions. It has gotten worse over the last thirty or forty years, but there's not really any point in engaging with those people. Surveyors can be just as bad as that realtor.

I will explain myself patiently once. If I get hostile pushback, I explain in a different way, just as patiently, and follow up with "This is the second time I have had to explain. It is an explanation, not a request for permission to do it this way. You are paying us to perform professional-level services. If you dislike the services provided, find another professional."

Real estate people are funny folk and I are one of them, so I should know.

Many years ago a certain broker called to have a survey done on behalf of his client who had listed half of a property for sale.?ÿ A divorce had resulted in the fellow getting the east half of an aliquot part of the section and his wife getting the west half.?ÿ There was absolutely nothing to suggest a division line as it had always been the full aliquot part.?ÿ I do the survey and deliver the bill to the broker.?ÿ Nothing happens.?ÿ A month later I contact the broker seeking some financial relief.?ÿ He tells me he ended up getting the ex-wife to list her half as well and he had found a buyer for the entire parcel and the deal had already closed and there was no need for the survey.?ÿ I let him know in no uncertain terms that the product had been delivered in good faith and that , by gum, someone was going to pay that bill, even if it was him out of his own pocket.?ÿ After another couple of months he realized I was dead serious and would sue his butt he magically decided he would pay my bill.?ÿ You better believe it was more than 20 years before he contacted me to do a survey.?ÿ In that meantime we had seen each other a few hundred times and I had spent thousands of dollars at auctions he conducted.?ÿ When his first wife died he remarried to a good friend of mine.?ÿ Still, the fact that I had "bullied" him ate at him all those years.?ÿ Finally, he came to his senses and has now used our services many times without a problem.?ÿ The bill gets paid on delivery every time and he understands why that must be.

Meanwhile there is a different broker who is in head to head direct competition with the firm I represent for real estate sales.?ÿ I've conducted a few dozen surveys for his firm without issue.?ÿ I make no effort to let his clientele know that I also hold a real estate license.

Update.  Just landed a job because the broker in the last paragraph above sent the guy my way.
