Our P&Z (me included) is probably going to approve a court partitioned (county has option not to approve per the court decree) 946 lot mountain subdivision Wed night. It's an existing thing, been going on 40 years, finally going to get a real subdivision. There is lot of hairpin curves. They are holding the road row to 30 feet (I was over ruled). Here is an example of a hairpin curve: R = 14 feet Delta = 157 degrees. Whatever!
Maybe the upside is that its not just a P.I.
There is one lot with no access or road frontage shown on the plat. The plat has already been reviewed and passed by the - county recorder. Hey that's the ordinance, we don't have a county surveyor or rule in the ordinance to have anything reviewed by a ..... (licensed) surveyor. I'm going to ask about it, right before we approve it (it's going to pass, trust me). I suppose it's the helicopter lot! On second thought, maybe I won't point it out.
Once the "powers that be" decide something WILL happen, it WILL happen no matter how ridiculous and non-conforming something may be.
A nearby city approved a subdivision that had one lot that was so completely out of line with there lot requirements no one could possibly have overlooked it. It looked a lot like that one missing jigsaw puzzle piece that no one can find until two weeks after they finally give up and take the puzzle apart.
R=14, Delta=157, half ROW=15
If that's the centerline data, then the inside of the curve doesn't even have room for a minimal curve - it's a sharp point, (or a negative 1 ft radius? :-O ).
I don't think a lot of vehicles can turn that sharply.
I must not have the right picture?
You have the right picture. Zig-zagging up the side of a mountain or sharp turns in the bottom of canyon. You just go real slow. No need for a speed limit, if you are doing over 10 mph, you might find your self rolling down a steep side hill. Anyway we are just putting in place what has been done by the seat of the pants of some dozer operators from way back. It's a court partition to resolve the whole mess, pretty much a done deal except the court left the final decision up to the county. Courts hate to over rule legislative bodies. So I suppose it's, I dare you to turn this down and get lynched, but I didn't make you do it. So the commissioners whom I think could have just approved it, sends it to the planning commission. We don't even have a zone for this and every standard we have is being overlooked. Just for the heck of it, when it's over at the next meeting I'm going to propose we just throw the whole P&Z thing out, I mean, look at what we just did! I sort of lean in that direction anyway. We should be canceling rules and regulations instead of making more!
> ... R = 14 feet Delta = 157 degrees. Whatever!
Does your county own a fire truck that can make that curve? How about an ambulance or a police car? Perhaps your county fire marshall or sheriff can get more attention from the commissioners than a surveyor can.
> ... We should be canceling rules and regulations instead of making more!
I've always thought we should push for a law (at all levels of government!) that would require the removal of one existing law on the books if another is approved! 😛
I realize all that, they will do what they will do, all we can do is point it out. Whenever a building permit is issued in areas like this they make them sign a waiver of services form (no police, fire and etc. in a normal manner). You're on your own.
I am recording a parcel map (today or tomorrow I hope) that has an access easement to one house up on a hill. It is a beautiful location overlooking Oak Flat Valley in the California Coastal Range mountains. The only access road to it has three switch backs. Our survey rig can just barely make the turn without doing a multi-point forward and back maneuver to get turned around to go up the hill.
A condition of approval of the parcel map was that the house had to have a fire suppression system approved by the Fire Marshall because there wasn't a vehicle in their fleet that could make it up to the house.
But, the developer has a lot of money, so it went through...
