FEMA flood mitigation directorate policy used to define a robust and objective method for placing the lines. The policy was eliminated. No replacement method is in place.

It was hard to see the line on the map, but the label called for VE12.
If it is modern, is there not a SHP file that can be downloaded and ported into CAD??ÿ There are adjustments to be made:

AE bounding on X terminates at the contour.
AE bounding on Shaded X terminates as mapped.
AE bounding on AE terminates as mapped.
VE terminates as mapped anywhere.

MA Coastal Zone Management has produced a document stating that on steep slopes landward of the VE, there exists an AE at the same elevation as the VE that extends to the contour.?ÿ This is based on the fact that FEMA won't map a flood zone less than 1/80th of an inch in width (or some such minor amount).?ÿ If anyone encounters one of these, please note that when they find a mystery AE that extends hundreds of feet landward.

Otherwise file a LOMA or talk to your client about the LOMR process.

The interactive map is not an official document as per the FEMA guidelines for an elevation certificate, i do not believe,

as a guideline YES. BUT not to make a determination when it is on a fringe. Trust it if you wanna.
