Got a call to review a description that's needs to be done right now!!!
I'm heading out for a week off so I can't help them. I know a lot about the subject property, but haven't been involved with it for 15 years or so. Since then it's gone through a bunch of transfers.
Anyway, I get a call that they need it figured out. It's a difficult description to say the least, mostly sectional but long right of ways with spirals, jogs, a real PITA to plot up.?ÿ
Seems the description and the GIS differ by between 1 and 2 thousand acres, the GIS being less,,,,,,what a surprise.?ÿ
With that one piece of info most of you probably instantly know what the problem is.?ÿ
They are trying to use an old description without exceptions.?ÿ
Age old title mess.?ÿ
I don't have time to get it sorted out by SUNDAY!!
Isn't this what title people do? They used to do this.?ÿ
This isn't a surveying problem, it's a research problem.?ÿ
Close to 100% of the calls from potential clients who need something that fast don't turn into real jobs.
Years ago, I'd say that I'd meet them on site with a proposal for them to sign and pay either the retainer or in full, depending on the job.?ÿ Weird how fast their interest dries up, or maybe they found someone else to do it cheaper, or, who knows, but I never hear from them again.?ÿ I don't fall for that any more.
It's been my recent experience that title searches these days are no longer done the was they used to be.?ÿ When I first started calculating, the custom what that all searches went back at least 60 years.?ÿ These days you are only provided with the most recent deed and have to ask for easements and copies of recorded plans.?ÿ It really makes me wonder if they know the reason they are searching.
