Deed for todays survey....

Thought ya'll would appreciate a typical North Ga. deed. This is what I have to survey today, adjoiners deeds don't offer anymore information. Owner is deceased so there is no verbal testimony to go on.

....beginning at a point where the southern right of way of what is known as the Brow Road, also known as State Route 1815(2) intersects with the eastern right of way line of the new survey for State Highway No. 301, thence running in an eastwardly direction with and along the southern right of way line of said Brow Road, about 300 feet, more or less, to a corner located at or just opposite a small pine tree about 4 inches in diameter which is approximately on the road right of way line, and is about 16 feet westwardly from a Power Company guy pole, thence running in a southerly direction running by an ash tree which is on the line and on the same direction to a pine tree about 10 inches in diameter, located on the bluff of Sand Mountain, thence westerwardly folloing the meanderings of the bluff of the mountain to the eastern right of way line of the new survey for State Route No. 301, thence in a northerly direction along said right of way to the point of beginning.

1. I have not visited the site, I am going out this morning.
2. Deed was written in 1966, who knows what trees are still there (the entire site is wooded) and what size they are. The pines, if still there, will be very large. Guy pole was probably moved/replaced since then.
3. Note the calls for "Bluff", sounds like fun surveying. Get out the rapelling gear (I don't actually have rapelling gear).
4. So far I have not been able to acquire any state highway plans or surveys and don't have much hope of doing so, but I am still trying.

Another day chasing that elusive .04'

Nah, you'll be fine.

After all, each corner has a physical, easily recognized monument called for, with ties to other physical objects for reference!

Everyone knows the world on your site will look exactly as it did in 1966 when the deed was written.

I don't even know why you're bothering to leave the office. Just run the lines on Google Earth, write a description and collect your $300 fee. Your client will thank you, and give you referrals! 🙂

Seriously though; this could actually be a fun project if you find some Mons intact. I'd like to hear about what you find.

No problem. Just ask the real estate agent where the corners are, locate the tree(s), set a pin and draw a "plaque".

I found the project 1812(2) and some other projects at the GDOT site. Mostly paving projects. I don't see the state ever purchased any right of way. I did a grantee grantor search on this also. No real right of way plans, hints at r.o.w. widths. This property is at an intersection of two state highways. But, little to go on.

One good thing is this is rugged land. I do not see anyone arguing with us whereever we place the corners within reason.

I wouldn't worry. It is not as though the previous deed will hold up in court over yours. That 10' pine could be from 17 to 22 inches by now.

Well, we had a very good day. We found what appeared to be a very old guy pole still in place, pulled 16 feet west, set an iron rod on the right of way right at an old pine stump and some rocks. Looked very good, and it is within a few feet of the 300'+- called for distance from the intersection.

Out at the bluff, we found a large pine with old blue flagging on it and a possible blaze laid flat. We found and axel in the root ball. The rest of it was easy. Some of the pictures arn't much
