We are working for a client on a commercial subdivision. We assumed that we would need to complete an annexation plat. They stated that they just need a metes and bounds description, no plat.
The Code of Iowa talks about a City submitting a description, map and resolution for annexation of property. Is the map a plat with certification or a just a drawing showing the bearings and distances?
I always thought that if a metes and bounds description is completed, there needs to be a plat completed also.

It won't help you much in Iowa, but California doesn't require a certification on its annexation maps. I put the following statement on the ones I prepare:
THIS MAP WAS PREPARED FOR THE SOLE PURPOSE OF DEFINING
ANNEXATION BOUNDARIES. IT WAS COMPILED FROM A VARIETY
OF RECORD INFORMATION SOURCES OF VARYING ACCURACIES,
AND DOES NOT PURPORT TO CORRECTLY REPRESENT LAND
TITLE OR OWNERSHIP LINES. DIMENSIONS GIVEN ARE APPROX-
IMATE ONLY.
