Not using deeds but tax maps to survey by (this really happened in our town on an ALTA of all things by a company out of Oklahoma, did I mention I'm in Texas)
Didn't clear out before looking
Not wanting the return trip to the field cause they're over budget already
Not talking to folks in the know.
Not blowing off folks who don't know $h!t.
The list goes on and on.
I think my instrument man lied to me.
Well, the survey is not really all that important... I mean, if the _____ does not get approval, then we cannot really run them up a bill. AFTER they get approved, well then we can do the survey right... (Right!)

Consistently bidding 1/2 to 1/3 of what it should take to do the job as it should be done.
That means you're having to turn out 2 to 3 times as many invoices to make a living.
That means your crew can't take the time to look for all the evidence they need to for fear of getting blessed out.
That means the client unknowingly gets a worthless piece of paper that won't hold up in court, but at least you got a little money out of it.
I'm sure this is one of many reasons, but, nevertheless, my $.02.

The simple answer to the original question is: Neither Ted nor I did the survey in question. That is why it is screwed up.
