I have a deed that has a M&B description of a Tract. Less the northerly 332'

Then the deed goes on to say "being more particularly described as follows:"
with another M&B description, on a different bearing basis.

I can rotate the 2nd into the first one and it is reasonably OK. No problem there.

In Florida, I must show deed bearings vs. field bearings.

My question is: Do I show both deed bearings on the lines?

I've never seen a survey with 2 deed bearings from the same deed, and I must show my field bearings on top of that.

Have you ever had to show 2 deed bearings from the same deed?
It seems confusing.

Not uncommon to show measured and 2 or 3 different record bearings and distances, when required within the legend is shown the different symbols or brackets used to define the different sources. Sometimes a line table with matching identifiers shown around the tract can be used if clutter becomes a problem. I would use different brackets and explain the source well within the legend.

Knowing the origin of most of the earliest deed bearings were a result of lines being run by compass, not as a result of traversing, why in this day and age, where we are really measuring angles, do we need bears at all other than for a general orientation purpose.

We all know that the bearings used on lines may be a result of a party chief taking out a hand compass and siting between he first two stations and that is really all the relationship is.

Bearing really are used only as a means of expressing the angles formed by two lines.

I can not count the number of phone calls I have received from attorneys wanting to know why the bearings are different between original deeds and current surveyed lines.

Just my 0.04.

Since the two descriptions work together I’d show the deed bearings on each parcel as they appear in each deed along with the measured differences, if any. Just be sure that in your notes or report you clearly state which bearings are referenced to what.

Have a great weekend! B-)

That's where you have to go back to the parent tract "before" the north 332' was taken out, and show the "record" bearings of all 3 with your measureed bearings for everything.
As far as "not" showing bearings, or why use them, wouldn't that be like a description saying beginning at coordinate x~~~ & y~~~ then to x~~~ & y~~~?

Thanks for the replies everybody.

I have also seen different elements from different deeds. BUT These two bearings are on the same deed, describe the same line, and are different.

I think my survey will end up being a little confusing.:pinch:

edit: Bryan, I am going to try to utilize that.
