Autocad dimensioning

This has been a very frustrating problem for me and I can't figure it out. Acad 2006. I have a dimstyle that I use to show offsets from improvements to boundaries. Dimline 1 beginning at the improvement and dimline 2 ending perpendicular to the boundary

If the offset is large enough, the two arrows and the dimension text will both fit between the improvement and the boundary. IMP||BDY

If the offset is somewhat smaller, such that the two arrows & the text won't all fit, then the arrows reverse themselves and point in toward the dimension text:
IMP>| 5.0' |<---BDY

When I try to turn off dim line 1, which points from the improvement to the dim text:
IMP| 5.0' |<---

I get a line from where dim line 1 was, thru the text, to the arrow on dim line 2

IMP| 5.0' |<---BDY

How do I make that line go away? I've tried changing every setting I could think of in the dimstyle, with no luck. If I increase the arrow size to one that's unacceptably large, the line goes away, but there must be a solution beyond exploding the dimension object and erasing the line???

wish I could help but i've been struggling with the DDIM command myself this morning.

In frustration, I often EXPLODE it then BLOCK everything together.

Is it REALLY that difficult to do the EXPLODE and erase?

Select the dim in question and go to properties. Under the "fit" section look for "text movement" change this to "Move text, no leader"
